Wir suchen Partner für den Bau einer Gruppe von Reihenhäusern, die selbst Hand anlegen wollen, um Hausbesitzer zu werden.

Wir haben ein Grundstück in der Nähe 06366 Köthen gefunden, wo 9 Reihenhäuser gebaut werden. 4.567 € sind Nötig für den Erwerb eines 150/2286stel Anteil am 2886 quadratmeter goßen Grundstück in 06369 Gahrendorf. Dieser Anteil inkludiert das Sondernutzungsrecht an 178 Quadratmeter des Grundstücks und des darauf zu bauendes Hauses und die Mitbenutzung der 600 Quadratmeter der Gemeinschftsfläche.

We are looking for partners for building a group of condominium terraced houses in do-it-yourself to become houseowners.

We have found a lot near 06366 Köthen, where nine condominium houses. 4.567 € are needed for a 150/2286th share of the 2886 square meter lot. This share includes sole use of 172 square meters of the land and the house built on it and joint use of the 600 square meters in common use.

Da der Vorbesitzer des Grundstücks nach Köln gezogen ist und sich nicht mehr der Verwaltung beschäftigen wollte, habe ich es im eigenen Namen erwerben müssen, um es in Eigentumsanteilen aufzuteilen. Die Einheiten im Altbau and der Straß: 4 rechts mit ca. 157 m² Wohnfläche im EG und 1. OG einschließlich 430 m² Landfläche, 4C Wohnung links mit ca. 66 m² WFL und 250 m² Landfläche werden auf Mietkaufbasis zum Einstandspreis nebst Modernisierungskosten verkauft, während 4L die Garage links im EG wie auch die ganze Dachfläche werden auf unsere multiwords.de GmbH für Nutzung als Stromstation für die Photovoltaikanlage auf dem Dach, Lagerplatz für Geräte und Bürofläche area übertragen. Wer ein eigenes Grundbuchblatt für sein Eigentumsanteil haben will, trägt Kosten für die Errichtung.

Für die neun Neubauten werden die Sondernutzungsparzellen von 178 m² Bodenfläche vor Baubeginn für 4567 € verkauft. Die Grunderwerbsteuer, Notar- und Grundbuch gebühren werden aus diesem niedrigen Anteilspreis berechnet.

Für diese Eigentumsanteile mit Sondernutzungs Recht an einer Wohneinheit (auß des Rechts der multiword.de GmbH auf Benutzung des Dachs für photovoltaische und mikroturbinische Stromproduktion) und der zugeteilten Sondernutzunsrech auf einem Bodenanteil und gemeinschaftlichlich der 600 m² in Gemeinschaftsnutzung findet das deutsche Wohungseigentumsgesetz analoge Anwendung.

Da jedoch der Rohbau, Dachkonstruktion Fassaden isolierung, Putz, Fenster- und Außentüreinbau zügig und einheitlich durchgezogen werden müssen, müssen die Kosten prompt nach Baufortschriitt beglichen werden. Die multiwords.de GmbH muss für die einzelnenArbeitsabschnitte Angebote einholen, die Miteigentümer Informieren und die Aufträge erteilen. Für die anteiligen Baukosten muss die multiwords.de GmbH je nach Arbeitsaufwand einen Aufschlag bis 5 % für Verwaltungskosten. verrechnen.

Zur Bezahlung der Baukosten muss der jeweilige Sondernutzungsberechtigter für die Finanzierung sorgen. Da die multiwords.de GmbH einen Bausparvertrag bei der LBS in Leipzig abgeschlossen hat, empfiehlt es sich auch bei der LBS einen Vertrag anzuschließen, wenn eine anderweitige Finanzierung noch nicht abgeschlossen worden ist.

For these property shares with the sole right to use one of the housing units (except for the right of multiword.de GmbH to use of the roof for photovoltaic and microturbine electric power production) and aportioned sole use land and joint use of common property the German condominium law Wohnubseigentumsgesetz shall apply analogically.

However, since the raw construction, roof, facade insulation and stucco, window and exterior door installation must proceed speedily and uniformly for the nine planned new units, multiwords.de GmbH must get offers for the respective jobs, inform the new owners as these come in and grant contracts speedily. Depending on actual time required for this administrative work multiwords.de GmbH has to charge charge a fee of upt 5 %.

Each co-owner has to secure financing to cover the building costs for this joint property cancstruction. As multiwords.de GmbH has closed a building contract with LBS in Leipzig to finance
